The duct age ladder

A duct system doesn’t fail on a schedule, but it does age in recognizable steps, and Palm Coast’s housing makes those steps unusually easy to read.

Under 10 years. Builder flex duct in Sawmill Creek, newer Seminole Woods and Town Center. Problems are installation problems: a run crushed under attic storage, a boot never sealed, a kink at a truss. Fix the defect; leave the rest alone.

10 to 15 years. Late boom and post-boom homes. The flex duct’s outer jacket is still intact, the insulation is still fluffy, but the tape at every joint has let go in the attic heat and the system is leaking a measurable share of its air. Seal it.

15 to 25 years. The 2004-2007 wave across Lehigh Woods, Quail Hollow, Indian Trails and Belle Terre, which is most of the city. Flex duct inner liners tear, insulation slumps, supports fail, and the duct and the equipment reach the end at the same time. Clean it if the growth is the complaint; replace it if the airflow is.

25 to 50 years. ITT-era Palm Harbor and Woodlands homes with sheet-metal trunks and either original metal branches or a later flex retrofit. The metal is often fine; the seams leak and the branches are undersized for a modern system. Clean, seal and often upsize the returns.

Clean, seal or replace

Walk the tree with us.

  1. What’s the complaint? - Dust, smell, allergies: go to 2. - Hot and cold rooms, weak airflow, high bills: go to 3. - Both: go to 3 first; a leaking duct makes everything else worse.
  2. What does the camera show? - Debris, construction dust, pet hair, surface growth on a sound duct: clean, then seal the joints so it doesn’t return. - Growth inside flex duct liner, or liner that’s torn: replace that run. You can’t clean a torn liner.
  3. Where is the air going? - Duct leakage tested high but duct intact: seal, with mastic, not tape. - Runs crushed, undersized or disconnected: replace those runs, and resize the returns while the attic is open. - Duct failing and the system is 18-plus years old: replace both together. One attic day, one permit, one disruption.

What’s warrantied

Duct work isn’t a boxed product with a manufacturer’s card, so the warranty question deserves a plain answer.

  • Cleaning is a service; the result is what you see on the camera before and after, and we photograph both.
  • Sealing with mastic is workmanship, and Cook’s stands behind it. [[CONFIRM WITH JERRY: the workmanship warranty period on duct sealing]]
  • Replacement duct carries the material maker’s warranty on the product and our workmanship guarantee on the install. When duct is replaced with a new system, both are covered under the same job.
  • What we don’t warranty: airflow to a room when a homeowner later piles holiday bins on the run. We’ll show you where not to stack.

Paying for duct work

Cleaning and sealing are priced per job after the camera inspection, and quoted before any tool comes out. Full duct replacement is a bigger number, and it’s one of the places financing with low monthly payments makes sense, especially when the duct goes in alongside a new high-efficiency system. FPL offers a duct rebate through its home energy programs, separate from the HVAC rebate, and we’ll explain how its paperwork is handled. Why Palm Coast duct ages the way it does

Attics here hit 130 degrees from May to October. The air inside the duct is 55; the air outside it is saturated and hot. Every joint sweats, every tape adhesive bakes, and every hurricane season moves the roof enough to shift the runs. Add nineteen thousand houses built in a four-year rush with the cheapest flex available, and you get a city where the duct is the problem behind the problem more often than anywhere we work. A camera look costs very little and settles the question.

Duct questions from Palm Coast attics

The bonus room over the garage is always ten degrees off. Duct problem?

Nine times out of ten. Long runs, too few supplies, a flex duct crushed under storage or kinked around a truss. We measure airflow at the register and compare it to what the room needs; the fix is usually a rerouted or upsized run, not a second system.

When the pine flatwoods burn, can anything keep the smoke out of the house?

Sealed ducts and a tight return keep the system from pulling smoky attic air; a media filter cabinet catches a good share of the particles. For the fine smoke that gets through, a true HEPA bypass unit helps, but the duct sealing comes first or the filter is fighting a leak.

Will cleaning the ducts bring the dog-hair dust down?

If the dust is coming from the ducts, yes. If it’s coming through a leaky return or past a one-inch filter, cleaning buys a few weeks. We look with a camera before quoting a cleaning, because selling one that won’t help is how this trade earned its reputation.

Our Town Center townhome is tight and new. Does the duct still need attention?

Less than a 2005 house, but builder flex duct is builder flex duct. A quick inspection for crushed runs and loose boots, and sealing anything we find, is cheap insurance before the warranty on the house runs out.
