The questions Palm Coast homeowners ask once the easy ones are answered
How an air conditioner works is on every HVAC website. What to do about the ARB in Grand Haven, the well in the Mondex or the condo board in Hammock Dunes is not. This page is for those.

Why this page is different
The standard HVAC questions, such as what maintenance does, what a new system costs or how two-stage cooling works, are answered on the pages where they belong. This page is for the questions that only come up because you live in Palm Coast: the gated community with an architectural board, the canal lot in a flood zone, the condo on the other side of the Hammock Dunes Bridge, the well in Daytona North, the six months a year the house sits empty.
Cook’s is headquartered at 37 Fairmont Ln and has been answering these questions in Flagler County for decades. The answers below reflect what we’ve actually seen in Palm Harbor, Grand Haven, the Woodlands, Sawmill Creek and out on the west-county acreage, not a national template. If yours isn’t here, call 866-266-5709 and ask; if it comes up twice, we’ll add it.
Palm Coast and Flagler County specifics
A storm damaged my outdoor unit. What will my insurance company want from Cook's?
A written diagnosis stating the cause of failure, dated photos of the unit and the damage, the model and serial numbers, and an itemized estimate for repair or replacement. We provide all of it after a post-storm inspection. Photograph everything yourself before anything is moved, and don’t run a unit that sat in floodwater until it has been checked.
My community in Grand Haven has an architectural review board. Can you replace a unit without going through them?
You can usually replace an outdoor unit in the same footprint without a review, but relocating it, adding a second one or changing what’s visible from the street often needs approval. We’ll give you the spec sheet, the dimensions and a placement drawing for the submission, and we’ve done enough of them in Grand Haven, Hammock Dunes and Palm Coast Plantation to know what each board tends to ask.
Can the condenser sit inside my pool cage?
It can, and plenty in Palm Coast do, but it’s rarely the best spot. A screened enclosure traps the hot air the unit is trying to shed, and a unit near the pool breathes chlorinated mist all summer. If the cage is the only option, we position it for airflow and recommend a corrosion-coated coil.
We're on a well in Daytona North. Does that affect the air conditioner?
The air conditioner itself doesn’t use your water, but anything that does, such as a whole-home humidifier or a condensate pump that shares a drain with a water softener, sees the iron and sulfur. We also find that well-water homes in the Mondex and the west-county acreage tend to have scale in the condensate trap, so we flush it on every visit.
I'm in a condo across the Hammock Dunes Bridge. Who's responsible for the air conditioning, me or the association?
Read your declaration, but the usual split is this: the equipment serving only your unit is yours, including the air handler in your closet and the condenser on the roof or pad assigned to you; shared equipment is the association’s. We service both and will tell you which one you’re calling about.
What should the thermostat be set to while we're up north for the summer?
Cooling, somewhere around 78 to 80, never off. An empty Palm Coast house with the system off will hit 90 percent indoor humidity by June and grow mold on everything soft. Add a humidity-sensing thermostat if you leave for months at a time, and have someone check the drain line monthly.
Our house on a Palm Harbor canal is in a flood zone. Should the outdoor unit be raised?
Yes. A condenser on a raised pad or a wall-mounted stand above the base flood elevation survives the tidal flooding that Irma and Ian pushed up the canals. It’s a modest add-on at replacement time and expensive to retrofit later.
Is a surge protector for the AC worth it here?
In a county with as much summer lightning as this one, yes. A dedicated HVAC surge protector at the disconnect costs far less than the control board or compressor it’s protecting, and we install them during the same visit as a repair or a new system.
After Milton, we bought a generator. Will it run the air conditioner?
A portable generator usually will not start a central air conditioner; the compressor’s inrush current is too high. A properly sized standby generator or a soft-start kit on the condenser changes that math. Tell us what you have and we’ll say honestly what it can carry.
Why does the system struggle every spring even though it's not that hot?
Oak and pine pollen. From February into April, Palm Coast’s trees coat outdoor coils and clog filters fast enough to choke airflow, and a system that’s starved for air looks like a system that’s failing. A spring coil wash and a fresh filter are the fix, and they’re the reason we time the first maintenance visit before March.
Do you pass the Hammock Dunes Bridge toll on to me?
No. The toll is part of serving that side of the Intracoastal, and the price for a call in the Hammock is the same as a call in Pine Lakes.
Our house in Sawmill Creek is new. When should the builder's system first be serviced?
Before the first full summer. Builder-installed systems are often left with construction dust in the coil and ducts, a charge that was never fine-tuned and a warranty that nobody registered. We clean, verify and register it, which protects the parts coverage that would otherwise lapse.
My Woodlands house still has its 1970s ductwork. Will a new system work with it?
It will run, but it won’t perform. Original ITT-era attic duct is often undersized for a modern system’s airflow, and decades of sagging and split seams leak conditioned air into the attic. We measure the duct’s static pressure before quoting a system and tell you whether sealing, partial replacement or full replacement makes sense.
I bought a house with a Lennox system already in it. Is the warranty still good?
The limited parts warranty generally transfers to a new owner if it’s registered within the allowed window after the sale. We’ll look up the serial number, tell you what coverage remains, and handle the transfer paperwork.
Most of Palm Coast is all-electric. Is there any reason to run a gas line for heat?
For most homes here, no. Flagler County’s winter asks for heat on a few nights, and a modern heat pump handles that with less cost than a furnace plus a gas line. Peoples Gas does serve parts of the city, so a gas furnace is possible, but it’s usually a choice for a large home with other gas appliances rather than for heating alone.
What should I do with the AC before we evacuate for a hurricane?
Cool the house down the day before, then set the thermostat a few degrees higher so the system cycles less during outages. Shut it off at the breaker once the winds arrive to protect against surges when power returns. Clear anything that could blow into the outdoor unit, and photograph it. When you’re back, check for water around the pad before switching it on.
