Two visits a year, each one timed to a turn in Flagler County's weather
An agreement with Cook's puts your system on our calendar before the pollen, the humidity and the first freeze night each get their turn at it.

Why twice, and why these months
Palm Coast has a cooling season that opens in March and doesn’t let go until November. Before it starts, the system needs the oak and pine pollen of February through April cleared off the coil and filters, the refrigerant charge verified and the condensate drain flushed ahead of the June-to-September rains. At the back end, before the handful of nights that dip to freezing most winters, the heat side of a heat pump needs its own check, because that’s when a dead defrost board or a failed strip heater reveals itself.
A Cook’s agreement books both of those visits in advance. You don’t call us in the busiest week of the year; we call you in the quiet one.
What a visit covers in a Palm Coast attic or garage
The checklist runs the same whether the air handler hangs in a 1970s Woodlands garage or a 2019 Sawmill Creek attic:
- Condenser coil cleaning, with extra attention to salt buildup on units near the canals, the Intracoastal and the Hammock
- Evaporator coil and blower inspection
- Capacitor, contactor and amp-draw readings on the compressor and motors, the parts Palm Coast’s summer afternoons wear out first
- Refrigerant pressures and temperatures
- Condensate line flush, float-switch test and pan check
- Thermostat calibration and a look at the ductwork where it’s visible
- A written report, with photos, of anything trending toward failure
The specific line items included under each agreement tier are set by the office. [[CONFIRM WITH JERRY]]
Priority on the days it matters
The reason most people sign is not the tune-up. It’s the afternoon in late July when the dew point is 76, the house is at 84 and climbing, and everyone in Lehigh Woods seems to be calling at once. Agreement members move to the front of that queue. Cook’s already picks up and rolls a truck at any hour, and a 2 a.m. dispatch is invoiced like a 2 p.m. one; the agreement decides where you stand when the board fills up.
When the checklist finds something: the member rate
When a visit turns up a weak capacitor or a contactor that’s pitted from a summer of lightning-driven surges, members pay a reduced rate on the repair. The discount percentage and whether it extends to parts, labor or both is an office decision. [[CONFIRM WITH JERRY]]

The three households that come out furthest ahead
Three kinds of Palm Coast homeowners come out furthest ahead: owners of boom-era systems in Indian Trails, Quail Hollow and Lehigh Woods that are old enough to need watching but young enough to keep; waterfront owners in Palm Harbor, Grand Haven and across the Hammock Dunes Bridge whose coils corrode on a schedule; and seasonal residents who would rather not learn about a failure from a neighbor’s text in August.
What members ask before signing
Can a condo in Hammock Dunes be put on an agreement?
Yes. Many of the condo buildings across the toll bridge have individual split systems or air handlers per unit, and those are exactly what an agreement is for. If your building’s association controls the rooftop equipment, we can speak with them separately.
If I sell my house, does the agreement go with it?
We can usually transfer the remaining term to the new owner; it’s a selling point on a 2005-era home in Indian Trails where buyers are nervous about the system. Ask when you list and we’ll put it in writing. [[CONFIRM WITH JERRY]]
I'm only here from November to April. How does that work?
Snowbirds are a large share of our agreement customers. We schedule one visit while you’re in town and handle the other with a key-holder, a property manager or a lockbox code, and we text you a summary with photos when it’s done.
My house has two air handlers. Is that one agreement or two?
Pricing is per system, so a Grand Haven two-story with separate upstairs and downstairs units would be covered as two. Exact per-system pricing is set by the office. [[CONFIRM WITH JERRY]]
